Reservation Conditions
We adhere to these terms and conditions on renting holiday cottages. A contract shall be concluded and these terms shall become binding on the parties when the terms have been presented to the customer and he or she has then made at least an advance payment. The reservation must be made by an adult.
Making the reservation
The reservation can be made on the internet or by phone, when a confirmation of the reservation is sent to the customer’s email immediately. When the reservation is made, the customer will receive an invoice for the payment.
Terms of payment
If a service is booked at least 6 weeks before the date on which it is to begin, an advance payment amounting to at least 25% of the total price of the service shall be made within 7 days of the booking, and the full price of the service shall be paid not later than 6 weeks before the date on which the service is to begin. If a booking is made at a later date, the full price of the service is payable upon booking.
All remarks on the invoice must be made within 7 days of the date of the invoice. The invoice must be paid by a SEPA-payment (IBAN account number and BIC-code) using the index number on the invoice.
The reservation is confirmed when the customer has paid the advance payment (25 % of the total price) before the due date on the invoice or the full price of the service.
If a customer fails to honour the terms of payment, the entrepreneur is entitled to regard the booking as cancelled and the contract as null and void.
The customer's right to rescind a contract
Rescinds must be made in writing or by email to info(at)saalasti.net
The customer is entitled to rescind a contract without a separate reason,
- if the customer cancels the reservation, the advance payment (25 % of the total price) will not be refunded
- later than 28 days before the date on which the service is to begin the full fee of the reservation will be charged.
In the event of a customer or another person belonging to the same household suddenly becomes ill, suffers a serious accident or dies, the customer is entitled to rescind the contract and receive a refund of the price paid for the service, less a service charge, the amount of which has been notified to the customer in advance. However, the payment will not be refunded if the use of the service has already begun. In the occasion of accident or other impediment, the entrepreneur must be immediately informed. Illness or accident preventing the use of service must be proved with a doctor's certificate.
The entrepreneur's right to rescind a contract
The entrepreneur has a right to rescind a contract or terminate provision of the service if an insuperable impediment, such as a fire, force majeure, a measure on the part of the authorities, a strike or any comparable unforeseeable event over which the entrepreneur has no influence prevents or substantially impedes provision of the service. If a contract is rescinded, the full amount paid must be refunded to the customer, and if provision of the service is interrupted, that part of the price corresponding to the unrealised part of the service is refundable.
The entrepreneur must immediately inform the customer of an impediment due to which a service cannot be implemented.
Staying at the resort
The resort is available for the customer at 16:00 on the start day until 12:00 on the end day, unless agreed otherwise. The rent includes free access for amount of people announced in advance. Additional people exceeding the amount must be agreed separately. The equipment of the resort and amounts of people are announced on this website.
Smoking is prohibited indoors.
Pets are not allowed at the resort.
Responsibility of the customer and leaving the resort
The customer has responsibility on damage caused to the resort. The owner must be immediately informed of the damage caused. The customer is responsible to compensate the damage caused to the resort owner.
The cleaning of the resort must be done by the customer. The final cleaning can be ordered as an additional service when making the reservation.
The resort must be left clean at the end of service. The customer is responsible to compensate the costs cleaning the resort, if there has been smoking indoors or the cleaning hasn’t been done or it has been done insufficiently and the owner of the resort has to take care of it before the arrival of the next customer.
If a customer fails to use the agreed services or uses them only in part, he or she will not be entitled on this basis to a price reduction or refund.
Complaints and remarks
The customer is obliged to complain immediately to the entrepreneur or to his or her representative about any defects that can be rectified already while the service is being used. Any other complaints concerning defects which could not have been put right during use of the service and demands for compensation must be made in writing to the entrepreneur within one month of the use of the service having ended.
In the event of the customer and the entrepreneur failing to reach agreement, the customer can refer the matter in dispute to the Consumer Complaints Board for resolution.
Applied law and venue for disagreements
The parties try to resolve the disagreements in the contract with mutual negotiation. If the matter is taken to litigation, jurisdiction shall reside with the District Court in Lappeenranta. The Finnish law is applied on the contract.
